Our neighbours in Australia have looked closely at cost comparisons for engineered timber versus concrete and steel construction. A recent research project found that a mid-rise office building could be built for less than the concrete and steel equivalent. The saving gained was 13.6% which equated to $1,141,845, on the build cost. The report notes that the quality of the timber solution was not compromised as compared to the concrete and steel building to achieve the savings. This research has been replicated a number of studies across different building types and consistently shows a 914% cost reduction against a conventional construction model.

Accelerate Construction

Tallwood buildings go up faster. We typically net our clients a reduction in total build time of at least 30%. What’s of greater significance for many clients is the significant reduction in the amount of time the building remains open to the weather. Less hook time (hours a crane is required) and less time affecting traffic flows around sites in central city locations is often of huge appeal to our clients, as is a lower cost of finance because of shorter term of borrowing.

Build Sustainably

Our view of sustainability is broad. We’re interested in economic, social and environmental sustainability. New Zealand needs to find ways to build that are sustainable on all of these fronts to prosper.

By collaborating with Tallwood our clients can radically reduce the carbon footprint of their building chiefly because of the lower embodied energy and carbon emissions of wood versus other materials, but also because of the reduction in construction waste, truck movements and lifetime energy usage of the building.

Economic and social sustainability overlap with environmental sustainability. Tallwood buildings are more cost-effective rather than ‘cheaper’. You get a high quality building for your money that contributes to lower energy use and maintenance over its lifetime. It will have excellent durability, longevity and structural resilience in an earthquake or fire. It will provide a warm, healthy, psychologically and physiologically beneficial environment for its occupiers.

Increase Certainty

Surprises are hardly ever good news in construction. They can erode profit and trigger tactics to try to mitigate unforeseen costs that, in turn, lead to a drop in quality.

Tallwood will engage with you in an in-depth design process up front. The rigour of this process leads to a more accurate, seamless construction phase which fully realises the benefits of digital fabrication and offsite manufacture.

Tallwood can create a digital ‘twin’ of your building, enabling us to test the early design for its ability to be manufactured and erected easily and efficiently. This way of working eliminates surprises and the need to rework drawings, or worse, buildings, on the fly in response to unforeseen issues.

Components are manufactured from the digital model in quality-controlled environments away from the weather and to much finer tolerances. Once the components have been delivered to the site the building goes up more quickly, allowing it to be closed in earlier. Walls can arrive pre-clad, with windows installed. Once the roof goes on your building envelope is weathertight. The weather has far fewer opportunities to negatively impact the efficiency of your labour, site safety, and the integrity of your other materials and fittings.

Healthy Buildings

Buildings that are manufactured by Tallwood are made with precision in a controlled factory environment. The materials are straight and true and manufactured with only the most minute of tolerances over large spans. Because of the precision and accuracy digital prefabrication brings to the building process, you can expect weather-tightness and warmth as a given.

For the occupier, living with wood has measurable health benefits. The research shows that the presence of wood has positive physiological and psychological benefits similar to spending time outside in nature. The feelings of natural warmth and comfort we get from wood lowers our blood pressure and heart rate, reduces stress and anxiety and increases positive social interactions. Wood also improves indoor air quality by moderating humidity.

Safer Sites

The construction sector has a worker fatality rate which is almost triple that of any other sector. Offsite manufacture facilitates better health and safety outcomes for workers by consolidating many processes that would happen on-site into the prefabrication process in the factory. The factory provides a more controlled working environment where workers operate at lower heights and the weather doesn’t impact safety. A recent report by BRANZ into prefabrication highlighted that 75% fewer fatalities occur in factory-based construction than using site-based processes.
