We’re excited about this Tallwood-initiated project being delivered in partnership with Twenty Twenty Property Partners. The Grounds at Hobsonville Point in Auckland's northwest is a 42-apartment development being built with engineered timber. Timber will form the structural members (posts and beams), walls, floors, roofs and balconies. All of these components are being manufactured off site in Tallwood’s factory.

The Grounds is made up of four buildings, each three storeys high. At the time of writing we were halfway through the manufacture. Total manufacture time is expected to take five weeks and installation time, approximately 50 days. Fit-out and finishing is necessarily slower but we’re aiming to have the keys in the hands of the new owners before the end of 2018 – a total build time of nine months. These buildings are going to look great, all credit for which goes to Peddle Thorp architects. There’s a high proportion of timber used, of course, and the architects have chosen to express the material both on the exterior and interior. There are proven psychological and physical benefits to living with wood, so why cover it up?

We sold 24 of the 42 apartments off the plan before we started the manufacture. We found the timber exteriors and interiors had strong appeal for our buyers as did The Grounds’ green credentials.

Hobsonville Point is a new suburb for 11,000 Aucklanders. The development is being managed by HLC, a subsidiary of Housing New Zealand Corporation. HLC is committed to trialling innovative construction methods to meet their objective of delivering cost-effective, quality housing at a scale and pace that is unprecedented in New Zealand. We’ve found HLC open to our ideas and supportive of Tallwood’s methodology and we are now engaged in further HLC-managed suburban renewal projects in other Auckland suburbs.
