The Grey Lynn lodge is a residential accommodation block popular with young professionals, students and tourists. The lodge is just minutes from Auckland’s CBD and the suburb of Ponsonby.
We were engaged by VCM Investments to add a two-story building to the existing lodge. Significant alterations to the existing building were required also. The key challenge for this project was to carry out the renovations and extensions with as little disruption to the 16 tenants who would remain in the existing lodge during the construction period.
Close attention to safety was paramount to ensure tenants, staff and visitors could move around the building during the construction period. Good logistical planning was integral to minimising disruption to tenants and neighbours. The site for the new addition was extremely tight and difficult to navigate, and in close proximity to residential neighbours.
We added 36 bedrooms and 14 ensuite bathrooms, a kitchen, shared lounge and a manager’s office to the existing lodge: all of which was manufactured in our Matamata factory. We dealt with the limited site access by using a crane to install the wall panels, floors and ensuite bathroom pods. Prefabricated components were delivered at off-peak times to minimise disruption to traffic on the main road as we manoeuvred trucks and cranes.
In a mere two weeks the ground and first floors were built, with the second floor bathroom pods installed and the external walls erected, and fixed off. By the end of week three, the whole building was closed in, with the external joinery and long run roofing completed.
Offsite manufacturing minimised not only the duration of the construction programme but radically reduced the noise and mess impacting tenants and neighbours.
